Private Residence – 3 Houses, One Private Investor

RS Controls was appointed to design and install the complete smart home systems across three substantial new-build houses for a single private investor, working on site from groundworks through to final commissioning across all three properties simultaneously.
The Brief
Three large contemporary houses, built as a private development on a shared site. The brief required a consistent standard of smart home installation across all three properties, with KNX as the control platform throughout, each house fully integrated for lighting, climate, AV and structured cabling. Beyond the specification, the client had one additional requirement that sets this project apart: every KNX keypad in all three houses was to carry a bespoke custom-printed face, chosen by the client, featuring deep-space imagery from the James Webb Space Telescope and Hubble Space Telescope, including the iconic Pillars of Creation nebula. No two keypads share the same image.

KNX Smart Home Control
KNX was specified across all three properties as the control backbone. Every lighting circuit, climate zone, and AV input runs on the same KNX network, managed from wall-mounted touchscreens and the bespoke custom keypads throughout each house. The touchscreens display live scene control for the bedroom, RGB lighting, ensuite climate (RTC), and downlighting, all on one interface.
Lighting Control
Every room across all three houses carries a layered lighting design: recessed black-finish downlights, perimeter LED cove lighting in coffered ceiling recesses, and RGB colour-variable cove strips allowing full scene control. The RGB system is independently controllable per room and integrates with the KNX scene structure, so a bedroom can shift from bright white morning light to warm amber evening mode to any RGB colour for atmosphere, all from the bedside keypad. Red, green and blue cove scenes are visible throughout the interior images, demonstrating the range of the installed system.
Bespoke Custom Keypads
The standout detail across all three houses. Rather than standard glass or brushed metal keypad faces, the client specified fully custom-printed glass frontplates featuring high-resolution NASA deep-space photography. Images include the Pillars of Creation nebula (Eagle Nebula), galaxy photography and other James Webb Space Telescope imagery. Each keypad is unique. The effect is a control point that reads as an art object on the wall rather than a light switch. This is a set of more personally specific keypad specification which RS Controls can produce.
Climate Control
Each room is individually zoned for heating and ventilation control, managed through the KNX touchscreen panels. The touchscreens display live room temperature and give access to both bedroom and ensuite climate zones from a single interface. The central plant and underfloor heating manifolds sit alongside the main RS Controls equipment rack, coordinated within the same technical enclosure.
Data Network
A full-height RS Controls-branded rack serves each property, housing the network patch panels, KNX control equipment, audio distribution hardware, and power management. The rack in image 24 shows multiple patch panels with structured Cat6 cabling, a Triada audio distribution unit, and the RS Controls-branded header plate confirming the Byfleet, Surrey address. The underfloor heating manifold sits below the rack in the same enclosure, demonstrating the coordinated plant room layout.
The Final Result
The three houses were constructed as a private development across a shared greenfield site, visible in the construction phase photography which spans from early steel frame and scaffold stage through to the near-complete phase just before RS Controls’ installation programme began.
The completed properties feature full-height glass sliding doors opening onto private terraces, glazed balustrades, and extensive open countryside views from the upper floor bedrooms. The integration of RS Controls’ systems was planned from the build programme stage, ensuring that all cabling, conduit and backboxes were positioned correctly before the walls were finished.
