The Project

Postmark London is a 681-home development unfolding across four phases on a 6-acre site in Farringdon, Zone 1, spanning two iconic London postcodes, EC1 and WC1. Positioned at the intersection of the City, Clerkenwell and Bloomsbury, it is one of the most significant new residential developments in central London of recent years. The four phases; West Central 1, Signature Place, Folio Gardens and the final chapter, Monograph Square – collectively deliver one of the largest concentrations of premium new-build apartments in Zone 1. Residents benefit from smart home controls, a wellness centre with gym, residents’ lounge, roof terraces, courtyard gardens and 24-hour concierge.

RSControls was appointed to design and install the smart home systems across 151 apartments within the development, working in close coordination with Taylor Wimpey Central London’s construction programme across multiple phases.

The Brief

Equipping 151 apartments in a phased new-build development presents a fundamentally different challenge from a single residential project. The brief required a smart home specification that could be delivered consistently across apartments of varying sizes, from one-bedroom to four-bedroom layouts, while meeting the expectations of buyers at a development where prices range from £950,000 to £1,875,000.

The system needed to be robust enough to require minimal intervention after handover, intuitive enough for residents to use without training, and specified consistently enough to be repeatable across a large number of units without variation in quality or performance.

 

Smart Home Control

Each apartment was equipped with an integrated smart home control system allowing residents to manage lighting, climate, AV and other connected systems from a single interface, whether through a fixed touchpanel within the apartment or via a smartphone or tablet.

 

Lighting Control

Lighting control was installed throughout each apartment, with programmable scenes allowing residents to set different light levels and colour temperatures for different times of day and different uses of the space. Scenes can be adjusted and saved to suit individual preferences.

 

Climate Control

Each apartment includes smart climate control with individual room management. Residents can set temperature preferences per room and programme the system around their daily routine, including remote pre-heating or cooling before arrival. The system integrates with the building’s broader infrastructure where applicable. 

 

Audio Visual

AV systems were installed to allow residents to access streaming services and TV through a properly specced signal chain rather than a consumer-grade assembly. Multi-room audio distribution allows different content in different rooms from a single source.

 

Data Network

A commercial-grade wired data network infrastructure was installed in each apartment, sized for the connected devices the system would carry. Consumer broadband routers are not designed to handle smart home control systems, streaming devices, security systems and AV distribution simultaneously without dropouts or latency. The network infrastructure in each apartment ensures all systems operate consistently, regardless of how many devices are running at the same time.

Installing across 151 apartments within a phased programme is a logistics and coordination exercise as much as a technical one. Each phase of the Postmark development had its own completion timeline, which meant the installation programme had to run in sequence alongside the wider construction schedule, with systems commissioned and tested in completed units while other phases were still under construction.

Every apartment required the same standard of installation and the same quality of finish, regardless of its position in the delivery sequence. The documentation and programming work was standardised across all units so that any subsequent adjustments or additions after handover can be carried out consistently.
